Home Buyer’s Repiping Checklist for Older Salem & Keizer Homes
What to look for, and what to ask, before you close
Buying an Older Home? Check the Plumbing Before You Close
Buying an older home is a great way to get character and location. It also means the plumbing may be older than the paint, the appliances and the roof. Use this checklist to find out what you’re getting into before you close.
We’re a local husband-and-wife team, and we’d rather you walk in with clear information than find out later. If you want a plumber’s opinion during your inspection window, we’ll tell you plainly what we see and what it would cost, with no pressure.
Step 1: Match the Home’s Age to Likely Pipe Types
These are general patterns. Remodels and repairs can change the picture, so treat this as a starting point.
| Year built | What may be inside | What to ask about |
|---|---|---|
| Before the 1960s | Galvanized steel supply pipes, often original | Low pressure, brown water, any past repiping or partial updates |
| 1960s to the mid-1970s | Galvanized, copper or a mix | Which sections were replaced, and when |
| About 1978 to mid-1995 | Polybutylene may be present, along with copper | PB2110 stamps, gray plastic near the water heater, insurance rules |
| Before June 1986 | Copper with lead solder at joints is possible | The age and condition of the copper, and any repiping records |
| Any copper 40+ years old | Pinhole leaks become more likely | Green crust, stains, past leak repairs |
Step 2: Questions for the Seller and the Inspector
- Has any part of the water supply been replaced? When, and by whom?
- Are there past leak repairs or water damage claims?
- What pipe materials did the inspector see, and where?
- Is the water pressure consistent at every fixture?
- Is the water ever brown or discolored?
- Does the inspection report recommend a plumber’s evaluation?
Your Next Steps
1
Call Your Insurance Agent Early
Some insurers ask about galvanized or polybutylene pipes, and policies vary. Ask before your inspection period ends so there are no surprises.
2
Get a Plumber’s Opinion
If the inspection flags older or questionable pipes, have a plumber take a closer look during your inspection window.
3
Get a Written Quote
If a repipe makes sense, you get a detailed written quote after our inspection, typically from about $5,000 to $15,000 or more depending on the home.
4
Use What You Learn
A quote gives you something concrete for your conversation with your agent about price, repairs or closing timelines.
5
Plan the Work
Many buyers plan to repipe soon after closing, and financing can help spread the cost.
Common Questions from Home Buyers
Should I walk away from a home with galvanized or polybutylene pipes?
Not automatically. Plenty of buyers purchase these homes with a plan. What matters is knowing the condition, the cost to replace and how it affects insurance and your budget.
How soon can I get a repipe quote during my inspection period?
Contact us as soon as the inspection report flags older pipes and tell us your timeline. We’ll let you know honestly what’s realistic. A detailed estimate follows an inspection.
Does the seller have to pay for a repipe?
That’s a negotiation between you, the seller and your agent. A written plumber’s assessment and quote gives everyone better information to work with.
Can a repipe wait until after closing?
Sometimes, if the pipes are in workable shape and your insurer is comfortable. Ask your insurance agent, and get a plumber’s opinion on how urgent it is.
What if the inspector didn’t flag the pipes but the home is old?
A general inspection looks at the visible parts of the system. For a home with 40+ year-old pipes, a plumber’s closer look can be a good idea.
