Whole House Repiping in Salem’s Morningside Neighborhood
Know what’s in your walls, whether your home is from the 1950s or the 1980s
Morningside Ranch and Split-Level Homes: 40 to 70 Years on the Same Plumbing
Ranch and split-level homes from the 1950s to the 1980s are common in Salem’s Morningside area, and the neighborhood’s median home was built in the late 1970s. That’s roughly 50 years of service for original plumbing.
You can’t tell what’s inside your walls by looking at the faucets. Depending on the year, these homes may have galvanized steel, copper or, for some built between 1978 and mid-1995, polybutylene supply pipe. Anything built before June 1986 also predates the federal ban on lead solder. None of that means your home has a problem. It does mean a look inside is worth it.
We’re a local husband-and-wife team. We identify your pipe material and age, tell you whether repiping makes sense and give you a fair price if it does.
What We Often Find in Morningside Homes
- Ranch and split-level homes built from the 1950s to the 1980s
- Original plumbing that is 40 to 50+ years old
- Galvanized steel in older homes and copper in many mid-century ones
- Polybutylene supply pipe in some homes built between 1978 and mid-1995
- Homes built before June 1986 that may have lead solder at copper joints
Signs Your Morningside Home May Be Ready for New Pipes
- Low or uneven water pressure
- Rusty or discolored water, especially in the morning
- Pinhole leaks or green crust on copper pipes
- Gray flexible plastic pipe near the water heater or under sinks
- Leaks that keep appearing in different places
- Water stains with no obvious source

Common Questions from Morningside Homeowners
My home was built in the late 1970s or 80s. Does it have polybutylene?
Not necessarily. Polybutylene was installed from 1978 to mid-1995, so homes from that period may have it, but many do not, and many have been updated. Look for gray flexible pipe, often stamped PB2110, near the water heater and under sinks, or have us check.
What does the June 1986 lead solder date mean for me?
Federal law banned lead solder in June 1986. Copper systems in homes built before then may have lead solder at the joints. It doesn’t mean there’s a problem, but it’s something a plumber can help you evaluate.
How do I find out what my pipes are made of?
Check exposed pipes near the water heater and under sinks, or ask for a whole home plumbing inspection. We’ll identify the material and age and explain what it means.
How much does a whole house repipe cost?
A whole house repipe is a significant investment, typically from about $5,000 to $15,000 or more depending on the size and layout of your home and the materials you choose. You get a detailed written quote after our inspection, and once it’s quoted there are no surprises.
How long will my water be off?
Water is off while the new lines are installed. We’ll discuss the timeline with your quote. We’ll go over the plan with you before we start.
Is a split-level harder to repipe?
Layouts with several levels take planning, and we account for that in the timeline and quote. We’ll discuss the timeline with your quote.
